All parts of a building and all building component have to be maintained from time to time. This also includes the fittings built into the windows. Maintenance typically includes cleaning and lubrication of moving parts. Re-painting of painted fittings is also a part of the maintenance.
The frequency of lubrication and maintenance depends on the use and the impact that the fittings are exposed to by weather and environment. In addition, attention should be paid to other factors that cause corrosion, for example from corrosive liquids found in cleaning supplies, air pollution, etc.
Fittings used in for example urban areas, industrial atmosphere, high traffic intensity areas or salt-containing air must – due to the relatively higher corrosion effect – be lubricated and maintained more frequently than fittings used in environments where the corrosion effect is smaller.
Re-painting of painted parts is also an important part of the maintenance, but do not paint sliders and all-rails.
When painting building components with paint on a regular basis, hinges and other building fittings are also painted (not friction-giving parts). This results in additional protection of the fittings and will increase the lifetime of the fittings.
The use of tools for mounting the fittings may cause damage to the surface coating, which may require repair.
When mounting the fittings and also at the delivery of the fitted windows and doors, the fittings should be lubricated in accordance with the following instructions:
The hinges are lubricated with acid-free oil during repeated movement. Acid-free grease can be used with advantage, here it will be necessary to lift the door/window of the pins and apply grease directly to the pins. Lubricating is especially necessary on hinges with brass pins. Lubricate as needed or at least twice a year. Hinges in industrial packages and top hinges are not lubricated upon delivery from IPA, to avoid dirt, when mounting the hinge. The Hinges must be lubricated before use.
Canopy Stays and Top Swing fittings are lubricated with acid-free oil during repeated movements. Lubricate on the outside of joints, and in the small opening between the arms.
For lubrication use first an acid-free oil and then a long-lasting, acid-free grease on the spray.
Lubricate as needed or at least twice a year.
Sliding surfaces and sliding rails are kept clean and free of dirt to maintain the sliding function. If necessary, can be applied stearic or dry lubricant.
Sliding parts are not lubricated by the sliding and friction elements as it reduces friction.
Espagnolettes are lubricated with acid-free oil during repeated movements – by lock cases, rolls, taps and side bolts. Use a spry based oil or grease. Lubricate as needed or at least twice a year.
In addition, please note the following:
Brass oxidizes sooner or later depending on atmospheric influences, usually in a brownish tone (Patina). If the brass surface is desired to be preserved, polish the items with brass polish and at appropriate intervals.
Stainless steel can also oxidize even if it rarely occurs. Atmospheric influences, acid fumes, extraction of impregnation fluids and other chemical influences can in some cases cause the steel surface to be discolored and even appear in a reddish tone that looks like rust. It is easy to clean the surface using available clean and polish products. However, do not use chlorine- or salt-containing products.
Painted Fittings must be painted on a regular basis. Before painting, clean the fittings carefully and follow the instructions of the paint manufacturers when pre-treating and selecting paint. It is important to ensure that the function of the fittings is maintained after painting.
Anodized aluminum is cleaned periodically depending on climate and air pollution conditions. It is recommended that the surface be rubbed with a cloth or sponge. Do not use abrasive materials, soda, alkalis or acid.
With special fittings, you should always ask IPA.
