The system will naturally produce water in the form of condensation mostly on the evaporator coil inside your home. Condensation forms on the surface of the coil during the cooling process. This is normal and how your system is designed. The condensation is a bigger issue for your system in the Spring and Summer months and requires periodic attention.

Depending on your system this may involve other devices such as an EZ Trap, Condensate Pump, Wet Switch, Drain Pipes, etc.

When your system is working properly the water which condensates is easily guided from your coil through your drain system to the pan and then out of your home and does not cause any damage.

This can allow water to spill out or run off following pipes, walls and flood the nearby areas. This can be very damaging to floors, walls, ceilings and may require costly repairs.

Long standing water can lead to bacteria, algae growth and/ or mold build up which can negatively impact your air quality and your health.

If there are any obstructions they should be removed immediately. Carefully inspect the pipes, drain pan for any leaks, cracks or ill fit.

Every few months it is advised to flush the drain. This can be safely done provided there are no blockages and that the drain is operating properly. A 50/50 mixture of white vinegar and water can be flushed down the drain using a funnel. The vinegar will safely kill any microbes clinging to the lining of the drainpipe and dissolve traces of gunk without harming your system, the pipes or septic. Do not use bleach.
