- System Liquids: Cooling towers and other systems may still operate during winter, but the water used to make up losses often sits in exposed piping. If insulation or heat tape fails, that water can freeze, leading to major leaks and damage.
- Space Heaters: Stairwells, mechanical rooms, and egress paths often contain both piping and space heaters. Make sure these heaters are functioning. Frozen pipes in these areas can lead to serious safety and operational issues.
- Antifreeze Systems: Some systems rely on an antifreeze cooling medium. Over time, antifreeze can lose effectiveness. Testing and replenishing the anti-freeze ensures your systems are still protected.
- Sprinkler Piping: Sprinkler pipes in garages and other areas are typically dry and filled with compressed air. If water enters unexpectedly due to condensation or improper draining, it may freeze and cause damage. Regular maintenance and proper draining prevent water from sitting in these pipes.
- Doors and Weatherproofing: Even small leaks around doors can let cold air in and compromise interior spaces. Inspect weather stripping and seals to keep your building secure.
To prevent freeze-related damage, all inspections and preventative measures should be completed by the end of November.
