❓ Frequently Asked Questions New Construction HVAC
Is a new construction AC system different from a replacement system?
Yes — and significantly. A replacement system goes into an existing home with existing ductwork. A new construction system is designed from scratch for a specific floor plan, with a specific duct system, and is subject to current Florida building codes that didn’t apply to older homes.
What is SEER2 and why does it matter in Florida?
SEER2 (Seasonal Energy Efficiency Ratio 2) is the current efficiency rating for air conditioning systems. In Florida, the more relevant question is humidity removal capacity — which is why we spec systems based on how they perform in Tampa Bay conditions, not just the SEER2 number on the sticker.
My home in Epperson feels humid even with the AC running. Is that normal?
It’s common, but it’s not acceptable. A properly sized and commissioned AC system in Florida should dehumidify as it cools. If your home feels humid, either the system was undersized, it was not commissioned properly, or the ducts are leaking. We can diagnose which one — and fix it.
What questions should I ask my HVAC contractor before I sign anything?
Ask: Can you show me the Manual J load calculation for my specific address? Ask: Were the ducts mastic-sealed and leakage-tested? Ask: Was final airflow measured at every room? Ask: Is my system registered for warranty, and when does the warranty clock start?
Do I really need a local contractor for new construction, or can I hire anyone?
You can hire anyone. But a contractor who knows the builder, the neighborhood, and the specific models in your community will catch things an out-of-area company won’t. For new construction in Epperson and Mirada, local expertise makes a measurable difference.
